• Deteriorated mortar joints at the chimney top. When the crown fails to shed water, the brick below absorbs the runoff. Freeze-thaw cycling, even Houston’s brief cold snaps, expands that moisture and pops the face off bricks or turns mortar to powder. We call this “top-down rot,” and it is always more expensive than fixing the crown early.
• Rust stains on the exterior brick below the crown. These indicate that water is getting past the crown and reaching the steel flue liner or the metal chimney cap hardware. Rust expands as it forms, cracking brick from the inside out. By the time you see rust stains, water has been intruding for at least one full season.
